Common questions
How long does an eviction take in Delhi?
It varies substantially. Bona fide requirement petitions before the Rent Controller are heard on a summary basis and can conclude comparatively quickly. Ordinary eviction proceedings on other grounds, and contested civil suits, take considerably longer.
My tenant has stopped paying rent. Can I disconnect the electricity or change the locks?
No. Self-help eviction is unlawful and exposes a landlord to both criminal and civil liability, and it damages the eviction case itself. Rent arrears are a recognised ground for eviction through the proper forum.
Is an eleven-month agreement enough protection for a landlord?
It is common practice and helps, primarily by avoiding compulsory registration and by keeping the arrangement outside certain protections. It is not by itself a guarantee of easy possession, and the terms of the agreement still matter.
